Residential, Commercial Plot Prices Climb Across Mohali as Gmada Revises Base Rates

Mohali, Nov 14: Plot prices across Mohali have gone up as the Greater Mohali Area Development Authority (Gmada) approved a district-wide revision of base rates for 2025–26, marking one of the steepest annual increases in recent years.

The revised structure pushes residential rates in Sectors 53 to 71 to ₹71,500 per square yard, replacing the earlier ₹65,000 benchmark. Sector 62 will follow the same rate. Sectors 76 to 80 now stand at ₹70,000 per square yard, up from ₹63,400.

Large township and land-pooling belts have seen some of the biggest gains. Plots in Sector 81 and above, IT City, Aerocity, Eco City-1, Ecocity-2 and 3, and Aerotropolis Blocks A to J have risen to ₹65,000 per square yard from ₹51,500. For oversized plots above 500 square yards in Ecocity-2, the new rate has climbed to ₹68,000 from last year’s ₹61,800.

Commercial rates have also jumped sharply. Sector 101 SCOs (100 and 200 sq yards) now command ₹2,25,000 per square yard instead of ₹1,99,600. Single-storey shops of 60 square yards in the sector are now priced at ₹1,50,000, rising from ₹1,33,100.

Industrial categories reflect similar trends. Sector 57-A and 101 industrial plots have moved from ₹36,900 to ₹45,000 per square yard. Rajpura Focal Point plots have gone up mildly—from ₹16,600 to ₹18,000—while Rajpura Urban Estate has increased from ₹22,500 to ₹25,000 per square yard.

Officials said the base rates, though much lower than prevailing market prices, will form the basis for government allotments, semi-government and private body allocations, and fee assessments. “The revised structure will apply wherever base rate calculations are required, including non-construction fee and court-directed allotments,” Chief Accounts Officer Ajay Mittal said.
