SRK to unveil 55-storey Dubai tower named after him

Dubai, Dec 9: Dubai is set to add another high-profile landmark to its skyline as a 55-storey commercial tower named after actor Shah Rukh Khan is scheduled for launch on Tuesday. The project, branded Shahrukhz by Danube, will be unveiled at the Dubai Exhibition Centre at Expo City, where Khan will attend the ceremony alongside Rizwan Sajan, founder and chairman of the Danube Group.

Positioned on Sheikh Zayed Road, one of Dubai’s busiest and most prestigious corridors, the tower is being promoted as a new destination for global businesses seeking high-end office spaces, premium amenities and proximity to major commercial hubs. The project is also being framed as a symbolic convergence of two long-running success stories: Khan’s 33-year career in cinema and Danube’s 33 years in the UAE’s real estate and construction sector.

Speaking ahead of the launch, Sajan said the project reflects both Dubai’s ambitions and the appetite of global investors. “Dubai’s growth continues to push real estate demand,” he said. He noted that the city’s population, currently estimated at around four million, is projected to rise significantly by 2050, keeping development “fast-paced, competitive and globally attractive.” According to him, Dubai remains a value-driven market when compared with premium business hubs such as Gurugram and Mumbai, where commercial property prices and rentals are often higher relative to infrastructural offerings.

Spread across more than one million square feet of built-up area, Shahrukhz by Danube is being pitched as an iconic business tower that blends luxury design with functional commercial infrastructure. Its façade, interiors and amenity design are aimed at positioning the building as a “statement address” for multinational firms, startup founders and global entrepreneurs looking to base their operations in Dubai.

Unit prices start at ₹4.2 crore, placing the project in the upper bracket of Dubai’s commercial property market. However, Danube is extending its signature one per cent monthly payment plan to the project — a model the developer claims has helped thousands of buyers enter the UAE real estate market without compromising on location or quality. The flexible payment scheme has been one of Danube’s key selling strategies, especially in attracting first-time investors and mid-sized business owners.

The tower offers more than 40 amenities designed to appeal to modern business users. These include a sky pool, exclusive business lounges, concierge and valet services, high-tech meeting rooms, wellness zones and a helipad built to accommodate next-generation air taxis — a feature that signals Dubai’s push toward futuristic urban mobility solutions. The project’s location also offers strategic connectivity, with direct access to major destinations such as the Burj Khalifa, Dubai International Airport, Dubai Marina and key financial districts.

Founded in 1993, Danube Properties has become one of the UAE’s leading private real estate developers. The company has announced 40 projects so far, with 18 delivered and the rest in various stages of construction. Over the years, the group has expanded from building materials to housing, mixed-use projects and now premium commercial developments such as Shahrukhz by Danube.

For Khan, the project adds to a long list of brand associations and international partnerships linked to Dubai, a city where he also serves as an ambassador for various tourism and investment initiatives. The actor is expected to address investors and attendees during the unveiling ceremony, underscoring the project’s blend of celebrity association and real estate ambition.

With the launch, Dubai adds another star-backed development to its expanding commercial skyline — a space where entertainment branding and global business interests continue to intersect.
